Property management services include:

Leasing: One West can lease your property to qualified tenants. Rental surveys are done to ascertain competitive market rents in any particular location. We market vacancies by a variety of proven effective means, including ads in the local print media, web based ads and ongoing contact with prospective tenants.

Screening Process: One West views tenant selection as one of our most important functions. Our tenant applications are distributed to prospective tenants at the conclusion of appointments to view properties, or are available via our website. Once a completed property rental application is received in our office, the application is screened for credit, rental and/or ownership references, and income.

Lease Signing: Once accepted, the prospective tenant signs a lease which includes extensive safeguards for the property owner and complies with the Residential Tenancy Act (download guideline - PDF). Upon execution of the lease, the tenant must tender a security deposit (50% of normal monthly rent).

Maintenance: One West has a network of quality independent contractors that offer reasonably priced and prompt service to ensure that all maintenance issues are dealt with efficiently, with as minimal inconvenience as possible for your tenants.

Rent Collections: Whenever possible, we ensure monthly rents are collected by means of Pre- Authorized Payment, whereby we automatically deduct the rent directly from each tenant’s bank account on the first of each month. Such a system also allows us to monitor delinquent rents more promptly, thereby ensuring owners are not inconvenienced with cash flow issues.

Accounting: One West’s computerized accounting system is capable of providing all the reporting you need for tracking income and expenses for your property. A fully detailed cash flow statement is e-mailed to you each month.

Rental Proceeds Remittance: Net rent proceeds, as reported in the monthly Cash Flow Statement, will be deposited directly into your bank account electronically each month.
